Old houses hide things. When we open a wall and find one, we stop, photograph it and tell you what it is, the fix, the cost and the time, that day.
You'll see it: the "Discovered this week" line, even when the answer is "nothing".
We prepare and pull the permits, book the inspections, and tell you where each one stands.
You'll see it: an inspections line in every Friday Report.
Floors and paths covered, dust barriers up before demo, broom-clean every evening, a deep clean every week.

Every trade on your job is licensed and insured, and introduced to you by name on day one. Weekday hours, 9 to 5. No weekend work without asking.
You'll see it: the names in the report, and the hours on the site sign.
We walk the finished work with you, list every item that isn't right yet, and close every one of them before we call the job done.
You'll see it: a punch list with a photo for every closed item.
One year on labor, a check-in at 30 days and at one year, and a standing promise to come back for any concern. If it's ours to fix, we fix it.
